If you want to rent or buy a house, these are the regions with the most affordable prices.

The Portuguese real estate market has variations in house prices depending on the region of the country. This applies to both renting and buying properties.

According to analysis by Imovirtual, shared on Notícias ao Minuto, in renting, "the Center and the North remain the areas with the most affordable prices".

The news highlights "Bragança (550€), Castelo Branco (600€) and Guarda (500€) as some of the most affordable districts to rent a house".

On the other hand, "the South and the Islands continue to have the highest average income values, with Lisbon (€1,800), Faro (€1,250) and Madeira Island (€1,550) at the top of the list. Despite the general stabilization of prices in some regions, significant increases were observed in certain locations, such as Terceira Island, where the average rent rose by 21% in the last month."

Regarding the purchase of a house, "the South and the Islands continue to stand out for the highest annual appreciation".

"The district of Lisbon leads with €580,000, followed by Madeira Island (€550,000) and Faro (€495,000), reflecting strong demand and a scarcity of supply in these regions. Faial Island recorded the most significant appreciation, with a monthly growth of 77%, reaching €310,000."

On the other hand, "districts of the North and Center continue to offer more affordable prices, with Bragança (€120,000), Castelo Branco (€86,500) and Guarda (€99,700) among the most economical options".

"These variations reflect distinct dynamics between regions, influenced by factors such as accessibility, the increasing demand for peripheral locations, and the evolution of the real estate market in response to economic and social changes. Renting continues to gain weight in certain regions, while the sales market shows a more pronounced appreciation in island and coastal areas," reads the conclusion in the news.
