What is the new instant issuance service?

Obtaining a property registration certificate, using the property description number or the registration article, has become a simpler, faster, and completely digital process.

In May 2026, the Institute of Registries and Notaries (IRN) launched a new online service that allows searching for urban, rustic, or mixed buildings and issuing the certificate immediately after payment confirmation.

Through the platform conservatoria.justica.gov.pt, it is now possible to add multiple buildings in a single request and receive their access codes in a few minutes, speeding up processes that used to generate waiting periods.

More autonomy in reserved area.

One of the great innovations of this service is the introduction of a reserved area for the user. If you authenticate your request with the Digital Mobile Key or the Citizen Card, all your data is pre-filled.

In this new area, you can centralize the information of your properties, check the status of requests, and have your consultation code always at hand during the six months of validity of the certificate. In addition, you can consult at any time the current records and pending requests associated with the property.

Why is it so important to consult this document?

The permanent property certificate functions as the property's 'identity card'. It allows to know who the true owner is and confirm if there are associated encumbrances, such as mortgages from previous banks or IRS seizures.

Moving forward with the purchase of a house or applying for credit without consulting this certificate is a high risk. The bank will only approve the financing if the legal situation of the property is clean and regularized.

In short, the new IRN portal simplifies the lives of those looking for a house. Immediate access to certified property information protects buyers and speeds up bank approval.
