It is possible to terminate a lease in these situations of late payment.

Are you a landlord and your tenant is behind on rent? It is possible to terminate the lease agreement in certain cases.

According to an article by DECO PROteste, the lease can be terminated if the tenant is late in "paying the rent for a period equal to or greater than three months".

However, it can also do so "if there is a delay in payment exceeding eight days, more than four times (consecutively or not) in a period of 12 months".

To inform, it is necessary to write a letter to the tenant. Attention must be given if the rented house is a family home, as "communication should be sent to both spouses." As well as "the letter, regarding the lease agreement with agreed domicile, must be sent with acknowledgment of receipt".

Check out the example letter in the DECO PROteste article on terminating a lease due to late payment of rent.
