In April 2025, the interest rates associated with new home loans and loan renegotiations in Portugal decreased, providing relief to families with housing loans.

Decrease in interest rates for renegotiations and new home loans in April.

According to data from the Bank of Portugal, shared in the Notícias ao Minuto, the average interest rate on new home loan operations, including renegotiations, decreased - standing at 3.06% in April, compared to the 3.13% recorded in March.

Specifically, the average interest rate for new home loan contracts fell to 3.02%, while the rate for renegotiations decreased from 3.43% to 3.26%.

Comparison with the Eurozone

In the context of the euro area, the average interest rate on new housing loans decreased by 0.06 percentage points to 3.25%, placing Portugal with the eighth lowest average interest rate among the countries in the eurozone.

Impact on monthly installments

The average monthly installment of housing loans in Portugal decreased by two euros in April compared to March, amounting to 407 euros, the lowest value since September 2023.  

Interest rate preferences.

In April, the six-month Euribor became the most used in new home loan operations, representing 47.2% of the amount of new operations with a variable rate.  

A fixed rate presented the highest interest rate among new operations (3.61%), followed by the variable rate (3.20%) and the mixed rate (2.9%).

The downward trend in interest rates on housing credit in Portugal continues to provide some relief to families, resulting in lower monthly installments and more favorable financing conditions.
